Construction and Implementation

Construction and Contracting

We build on site the jobs we have designed or that are handed to us. We set up the work schedule, site layout, quality control and safety plan, and carry the job through to progress payments and handover.

We build the jobs whose design we know

We also take on the construction of jobs we have designed. When the team that knows the reasons behind the structural and architectural decisions is on site, a detail that does not fit can be talked through without long correspondence about why it was drawn that way. On jobs designed by another office, we start with a review of the design. For a floating pier and pumping platform on a lake, we designed the steelwork ourselves, fabricated it in the workshop and then erected it on the lake. On a stream rehabilitation job we are currently building two check dams as the contractor.

We build small and medium-sized buildings for property owners, investors and public authorities. In Gölcük, which lived through the 1999 Kocaeli earthquake, nobody thinks stirrup confinement or concrete cover is a minor detail. We carry out these checks before the concrete is poured and record them in a signed record. We take part in public tenders for jobs where we meet the conditions set in the tender documents.

We put the decisions made on site in writing. The work schedule, daily reports, material acceptance records and measurement records are kept up to date throughout the job. The owner follows progress from these records, and the same records are used for progress payments and handover. When a delay starts to show in the schedule, we notify the owner in writing and plan the response together.

Applicable regulations and standards

  • Zoning Law No. 3194
  • Law No. 4708 on Building Inspection
  • Occupational Health and Safety Law No. 6331
  • Regulation on Occupational Health and Safety in Construction Work
  • TBDY 2018
  • TS 500
  • Public Procurement Contracts Law No. 4735

On private buildings, construction is carried out to the building permit and the approved designs, under the supervision of the building inspection firm. Concrete samples and material tests are tested in a laboratory as part of the building inspection process. On public works this check is made by the authority's supervision team. We plan occupational health and safety obligations under Law No. 6331 and the related regulations.

In construction work, permit, building inspection and occupational safety obligations are met under the legislation in force. We do not take on a job without a permit or one where we are asked to build against the approved design.

How we work

  1. Design and estimate review

We read the approved designs, the quantity take-off and the contract conditions. We point out in writing, before starting, the places where construction could get stuck.

  2. Work schedule

The order of work, material procurement and the dates each crew comes on site are shown in the same schedule.

  3. Site setup and safety

We set up the site layout, temporary facilities and occupational health and safety measures based on the risk assessment.

  4. Construction and quality control

Material acceptance, sampling and work inspections are recorded. The building inspection firm or the authority's supervision team also takes part in the inspections.

  5. Progress payments and handover

We prepare the periodic progress payments. When the work is finished, we close out the snag list and complete acceptance and handover.

Deliverables

  • Work schedule and its updates
  • Design review notes prepared before work starts
  • Daily site reports and photo records
  • Material acceptance records and test results
  • Occupational health and safety planning documents
  • Interim progress payments and the final progress payment file
  • As-built drawings showing the changes made during construction

Frequently asked questions

Do you build designs prepared by another office?

Yes. We start with a design review and send any gaps or contradictions we find to the designer and the owner in writing. We do not change the design on site without the designer's approval.

How do you work with the building inspection firm?

The building inspection firm inspects on behalf of the owner, and as the contractor we plan the work around their inspection and sampling schedule. We give advance notice of stages such as concrete pours, where the inspector has to be present.

How is a price quotation prepared?

From the quantities we take off the design. We price the quantities with unit prices and market rates and give the quotation item by item. For details, see our quantity take-off and cost estimate page.

Do you take part in public tenders?

Yes, for jobs where we meet the qualification conditions set in the tender documents. We assess each tender on its own documents.

Which areas do you work in?

We take on work in all districts of Kocaeli, as well as in Sakarya, Yalova, Bursa and Istanbul (Asian side). Our office is in Gölcük.
