Agricultural Buildings
Agricultural Buildings and IPARD / TKDK Grant Projects
We prepare designs and cost estimates for barns, sheepfolds, poultry houses, storage buildings and cold stores, and put together the technical file for IPARD III applications according to the conditions of the call.
Barn, poultry house and storage building designs
In barns, sheepfolds and poultry houses the floor area is set by the number of animals; in storage buildings and cold stores, by the quantity of produce. Ventilation, where the manure goes and the cleaning and disinfection routine are worked out within the plan. Most of these buildings need a wide-span structural system. We prepare their architectural and structural designs, cost estimates and quantity take-offs, and construction quotations.
Dairy cattle, sheep and goat, and poultry farming are widespread in the rural districts of Kocaeli and the neighboring provinces. Farms often plan their investment with support from the Agriculture and Rural Development Support Institution (TKDK) under IPARD III, the EU pre-accession rural development program, in the provinces the program covers, or with the rural development grant programs of the Ministry of Agriculture and Forestry. In these applications, the construction part of the technical file, meaning the design, quantity take-off, quotations and room finish schedule, comes from us.
The most common mistake we see in grant files is documents that do not agree with each other. The capacity in the design has to match the quantities in the take-off, and the items in the take-off have to match those in the quotations. We work on the three documents in the same team, each referring to the others. We also take animal welfare and biosecurity requirements into account when drawing the layout and choosing the structural system; we do not add them to the design afterwards as notes.
Scope of services
Livestock buildings
Cattle barns and sheepfolds. We lay out the feeding and resting areas around manure management.
Poultry buildings
In a poultry house the plan is drawn around ventilation, lighting and the cleaning routine; the structural system is wide-span steel or precast.
Storage buildings and cold stores
Architectural and structural design for produce stores and cold rooms that takes insulation and equipment loads into account.
Greenhouse infrastructure
Construction items for greenhouse foundations, site works, drainage and irrigation infrastructure.
Cost estimate, quantities and quotations
Quantity schedules, estimate summary and construction quotations that give the same result as the figures in the application budget.
Technical project description report
A report describing the purpose, capacity, construction method and technical features of the building.
Program and legislation we follow
A grant application is based on the call notice and implementation guide of that call period. Eligible investment items, the number of quotations required and document formats can change from one period to the next. Before starting the file, we go through the call conditions in force with the applicant. We design the structural system to the earthquake and load regulations. Permits and approvals are handled by the competent authority for the location of the building.
Unless the call guide sets another price source, we use the Ministry unit prices and documented market rates in the quantity take-off and cost estimate. We ask for quotations against the same list of items, because whether the quotations in the application budget can be compared depends on that list.
How we work
First meeting and site
We talk about the capacity of the farm and the type of animal, and look at the zoning and road access status of the land.
Reviewing the call conditions
We read the notice and guide of the program you are applying to and draw up the list of documents required in the technical file.
Design
We draw the layout, ventilation, separation of clean and dirty areas and the entry control arrangement according to animal welfare and biosecurity requirements.
Quantities and quotations
We take off the quantities from the design and arrange the estimate summary and construction quotations on the same items as the application budget.
Delivery of the file
We deliver the technical file to the applicant. If the institution comes back with a technical question, we help prepare the answer.
Deliverables
- Site plan, architectural plans, sections and elevations
- Structural calculation report and construction drawings
- Technical project description report
- Quantity schedules and estimate summary
- Room finish schedule
- Construction quotations and quotation comparison table
The decision on a grant application is TKDK's. We prepare the technical file and the design; we make no commitment that the application will be accepted. The applicant's own obligations and administrative documents are defined in the call guide.
Frequently asked questions
Can you get my application approved?
No. The evaluation and the grant decision belong to TKDK. Our job is to prepare a technical file that meets the call conditions and is consistent within itself.
Which call do you prepare for?
The call notice and guide of the period you are applying in. We do not prepare files to the conditions of an earlier period.
How is animal welfare reflected in the design?
Directly, as an input to the design. Area per animal, ventilation, lighting, flooring and access to water and feed set the plan. For biosecurity we separate clean and dirty areas and mark the disinfection points on the layout.
Can a precast or steel structure be chosen?
Yes, both are common in wide-span barns and poultry houses. We compare the options for cost and construction time; for details, see our precast structure design page.
Do you also take on construction?
Yes. We can build the agricultural buildings we design under our construction and contracting service.
